is there an authority that i can threaten my real estate with regarding maintenance?
a bunch of things we have to report, but going by their history it will take them a month to get around to it (at least)
- took them 3 months to fix a simple plumbing problem with one of the showers, and then another month simply to attach a shower head

e.g. a lock on one of our doors is broken/stuck
especially in the wake of that fire in bankstown, surely i could argue that it is a potential hazard?

Rental Tribunal (provided your name is on the lease; if it is not you cannot go down this route). It will cost you to obtain a hearing (< $100) and if you win you are not charged anything. Both you and the landlord then have to attend the hearing where the problem is mediated/a judgement given.

This may take more time to get this dispute resolved. So better option is that discuss it with your landlord and tell him about the legal formalities that has to be done in order to solve this problem.
